Beyond BOLD Media is the creator of Destination SouthCoast, a hyperlocal business directory that serves SouthCoast businesses and offers Reputation Marketing services to link businesses and customers through customer reviews.

There are many slick marketing firms out there who will spend your money with glossy ads and catchy messages that may never be seen by your customers if the marketing company can’t combine the outreach with local know-how. With a little research and some simple marketing outreach, you can tell your clients about the New Bedford Open Studios program over a series of weekends during which artist whose workspaces are hidden away in old mill buildings invite people in to see their art completed and in progress. It’s a real experience of community and the next Open Studio weekend is coming up at the end of November. Messaging about your services and showing customers you care about their community interests is expensive and easily lost unless it’s combined with 21st century social media tools which are where most of the customers are today.

Fall Staging and House Sales!

bold moves real estate diyFall is officially here and there is no better time to sell your house than now.  People are back to work and done with vacation mode and ready to seriously look.

Fall is the time of harvest and this can work to your advantage with  staging your home to look its fall best.  Flowers may not be as abundant blooming as in the spring but fall has its own special blossoms to take advantage of.  Mums in various colors can brighten up a front porch and replace the old blooms in your beds or planters.  Corn stalks are ready to be cut and are readily available at any farm stand.  Tie them up to your porch columns or lean them up to frame a doorway.

Another staple of a fall look is the bale of hay with some pumpkins on top.  These can also be found at your local farmer’s market or stand and the pumpkins can be carved later for Halloween.  You can set up a few displays with bales of hay and pumpkins or keep it simple with one depending on the size of your porch or front door area.  Sometimes less is more.  You can also add some colorful gourds in a natural basket for added color and decoration.

The weather is comfortable for house hunting and the buyers are out there looking.  Dressing up your outside look just adds to your house’s curb appeal and is a fun activity to do with the kids. You can even add a homemade scarecrow for a kid-friendly afternoon.

Right to Farm!

Right to FarmIf you drive around Rochester lately, you might see some new signs pronouncing Rochester as a Right to Farm Community.  You may be wondering what this means.  I will quote  the Right To Farm Statement.

“It is the policy of the Town of Rochester to conserve, protect and encourage the maintenance and improvement of agricultural land for the production of food, and other agricultural products, and also for its natural and ecological value.  This disclosure notification is to inform buyers or occupants that the property they are about  to acquire or occupy lies within a town where farming activities occur.  Such farming activities may include, but are not limited to, activities that cause noise, dust, and odors.  Buyers or occupants are also informed that the location of property within the Town may be impacted by commercial agricultural operations including the ability to access water services for such property under certain circumstances.  Purchasing and henceforth occupying land within Rochester means that one should expect and accept such conditions as a normal and necessary aspect of living in Rochester.

A Right to Farm Disclosure Notification must be filed with the Rochester Board of Selectmen prior to the sale, purchase, exchange, or occupancy of real property in the Town of Rochester.  The owner or their agent must present the Right to Farm disclosure to the prospective owner or occupant to sign.  The owner must also sign the disclosure.

This must be signed before the recording of any deed or  other instrument of conveyance of real property interests.

What makes a house look distinctive and special beside the house itself?  Landscaping!  While many people hire professional landscapers to make their yard look unique and special, there are many perennials  you can plant yourself to accent your house.

Perennials will come back year after year with little effort.  Some do spread, so you may want to plant them a little away from other plants.  Some great perennials to plant which do not spread too much and provide great color are astilbe, lupines, peonies, columbines, and folxgove.  Most of these come in different colors.  You may want to check when they flower so that you have color all spring and  summer long.  For example, lupines usually bloom at the end of May into June, while astilbes are a July bloomer.  You can also plant perennials that bloom in August such as helianthros to keep your gardens always in bloom.

There are also lots of bulbs to plant which will come up every spring, such as tulips, daffodils, crocuses, etc.  This will give you early color starting as soon as the end of March depending on the weather.

Some perennials which are beautiful but do spread are coreopsis, hydrangeas, helianthros, bee balm (tall or short), irises, lilies , hostas and lamb’s ear.  They are beautiful and come in different colors and bloom at different times.  Just keep  in mind that they will spread and you may have to thin them out here and there if they start taking over your flowerbed.  You can always transfer them to another area that needs a little color.

Keeping everything weeded and mulched will really bring out the beauty of your gardens and make your yard pop!

Mortgage Rates Drop to Near 4%!

bold moves real estate loan issues narAccording to CNN Money, mortgage rates moved even lower this week,  hitting 4.12% for a 30-year fixed rate loan, as reported by Freddie Mac.  Rates haven’t been this low since October, 2013 when they hit 4.10%.  Fifteen-year loans stayed at 3.22%

Experts are surprised that borrowing remains so affordable.  They predicted rates would start rising with the economy starting to rally.

These low rates mean lower monthly payments for home buyers.  Recent housing market data has improved.  In May, existing home sales climbed nearly 5% and new home sales jumped 19%.

No one knows when rates will start to climb, so now is the time to start looking for that house and lock in a low rate.  It’s also a great time to sell with so many buyers out there looking.

Fourth of July is Almost Here!

4th of July Fireworks from Bold Moves Real EstateFourth of July is just around the corner.  Unfortunately there won’t be any fireworks this year in Marion, MA because they did not raise enough funds in time, but other local towns will be hosting fireworks if weather permits.

New Bedford will be setting their fireworks off July 4th at dusk from State Pier.  Raindate July 5th.

Onset Fireworks will be on July 5th at Dusk on Onset Bay.

Fall River will be July 4th 9:00 PM from Battleship Cove.

Falmouth, July 4th at dusk from Falmouth Heights Beach lRaindate July 5th

Freetown, July 3rd  at 8:00 from Hathaway Park, Raindate July 6th

Hyannis, July 4th at Dusk at Lewis Bay

Middleborough, July 4th , 10PM from Pierce Playground, Raindate July 5th

Sandwich , July 12th at Dusk at Sandwich High School

There are many places you can catch the local fireworks this Fourth of July weekend.  The weather forecasters are tracking a storm for Friday, which could hold off the fireworks that night but many  of the fireworks are scheduled for another night and most have raindates for just this reason.  I’m sure many will have their eyes to the skies for that day.  Hopefully too many cookouts and plans won’t get rained out.
