Agent Rising Real Estate School  SOAR program has decided to Pay it Forward and Give away a free Online Real Estate course to a deserving student each month.  The deadline for the applications is the 15th of each month and the winner will be announced at the beginning of the next month.

This month out of 15+ applications, Kat Moulton of Stow, MA was chosen as the newest Scholarshare winner.  Kat will embark on her real estate career by taking the online real estate course at Agent Rising tuition-free.

Fall Real Estate Market

fall marketFall can be a great time in the real estate market.  There’s no doubt that the spring and summer market have been very busy and inventory is low, resulting in a seller’s market.

Looking for a home in the fall can be a good time for buyers.

Fall is a great time of year to look at houses.  The weather is comfortable and makes for more pleasant house hunting.  The fall colors can show homes in a cozy light.

Many buyers are anxious to get into a new home by the start of the school year.  They’d like to have the kids settled before school begins.  This means less buyers looking after September 1st  and less competition.  If you have no children, or this is not an issue, you can look forward to a quieter house search.

Fall is a great time to look for a vacation home also.  If you are looking for a summer vacation home, you can purchase and have plenty of time to get it ready for the summer season.  If a winter vacation home is your goal, you can look and purchase in the fall and have the whole winter  season to enjoy.

There might be more room for negotiating in the fall.  If a seller has had their home on the market for the summer, they may be more willing to negotiate and revisit the price and get it sold.

If school is not an issue, fall buyers are less rushed and may not have any deadlines and can spend more time finding the right house at the right price.

Start Your Career in Real Estate

Agent RisingYou have chosen to be a real estate professional. This is a career, not a job. You will be successful in this career if you invest in yourself – your time, your energy, your focus and your money.

Your Time – the next three months are critical but a long term business perspective will bring you the
most success – time spent now on lead generation will come back to you many times over in the future.

Your Energy – you need to believe in you and practice that belief every day. Take a look from the outside
are you excited and energized to be on the road to success? Do you “appear” ready to go?

Your Focus – make a plan for each day and work that plan. Review your progress each week and adjust if necessary. The details do make a difference done
well, they will lead to success.

Your Money – you need to invest some money now to make more money later. You need professional clothing and the technological tools of your profession. Remember~ you get one first impression!

Invest in yourself, you are worth it!

Review your professional wardrobe – upgrade if necessary. If your finances are limited, consider checking at second hand stores or Salvation Army. They are
a great resource for suits! Recognize also that most people will not be seeing you every day, so one good outfit can go a long way!

Review your tech tools – at a minimum you need a smart phone – we recommend going as paperless as possible, by using an ipad or similar tool. Many offices
may provide loaners~ does yours?

Order business cards -with your photo and business contact information. Give out liberally!

Buy distinctive notecards – show your personality. People rarely throw out a hand written note!

Create a database of all of your friends, family, business and casual relationships – don’t forget your electrician, plumber or dog walker.

Do something fun or rewarding every day to keep your energy up – a happy, healthy professional will be a successful professional!

Juggling Your Real Estate Career and Family Time

familyJuggling your real estate career and your family time can be tricky but definitely worth it.  There are many ways to accomplish this.

Make family time an appointment.  When you have an important family event simply treat it as an appointment and tell clients you are booked at that time.  Give them another time to meet.  Most will understand.

At the beginning of  the year, plan your vacation  and pre- book family time and stay committed to it.

Have a friend in the office that can help you out when you have conflicts in your schedule. This can be reciprocal, when he is in need of help also.   There are times when time is of the essence.  If you are unavailable, have someone at the office who can cover for you, and you can do the same for him or her when they need a hand.  Plan this out ahead of time so there are no questions when situations arise.

Set aside one day per week to get away from work and spend quality family time.  We all need some downtime. With the craziness of the business, you always find yourself on the phone at all hours of the day.  Stay committed to spending one day a week without the phone and enjoy uninterrupted family time.

Share your work  with your family.  Talk about your highs and lows.

Put aside time for family dinner.  Real estate agents aren’t doctors.  Phone calls can wait an hour while you have dinner with your family.  Have everyone in the family put the phones down and enjoy a meal and good conversation.

Take a little time for yourself.  It will help keep you focused when you take time out for yourself.  You schedule in time for client contact  and prospecting, so schedule time for exercise and activities to keep you healthy and active, even if that might mean a quick nap or downtime or meditation.  Multitasking is difficult.  Focusing on each activity as they occur can keep your stress levels down.

Sometimes these habits  may cost you a client or two, but in the course of your career, if  you take the time to keep your family and yourself foremost in your life, it will make you a better realtor and clients will respect you for that.

Spring is a Seller’s Market

spring marketThe Spring Real Estate Market is coming on strong and sellers are in the driver’s seat.  As quickly as homes are coming on the market, they are selling fast.  Sellers are pricing their homes optimistically and most of the time, they are selling, with bidding wars becoming more and more common.

Buyers are pounding the pavement looking for homes but inventory is low and when a great home comes on the market,  the competition is stiff, and many homes, if priced right,  may go for above asking price.

Properties stayed on the market for an average of 34 days as opposed to 45 in February.  Many buyers are dropping home sale contingencies and coming in with cash to purchase a home in this market.

First time home buyers may find it hard to compete with cash offers and appraisals could be a problem with mortgage lenders, with appraisals coming in much lower than sale prices.

Home prices may continue to rise but slowly, and while mortgage rates are slowly rising, now is the time to purchase a home before rates rise even more.  While inventory is low, new home building may help.

 Buyers must be diligent and act quickly if a home comes on the market.  Open Houses have been particularly busy and many offers are coming in within days of a home hitting the market.  Acting quickly can make the difference between becoming a homeowner or still living in a rental.

The Spring Market is an exciting time in the real estate world for buyers and sellers alike and diligence will pay off in the end.

Rainy Day Showings are inevitable!  While they may not be the best situation, there are ways to put the home in a good light despite the gloomy weather.

Getting a shower as you walk in can turn off a buyer.  Make sure the gutters are clean and working properly and diverting the water away from the house.  Any leaks or drips will show up at this time, and while this may be an advantage for a buyer, it’s important to get the repairs done before the showings begin.

Wet weather can also mean flooded basements.  Check on your sump pump and make sure it’s in good working order.  You may even want to replace it to make sure the water stays out of the basement where it belongs.

Puddles are the norm after a heavy rain, but you may want to make note of huge puddles in the yard after a major storm and try to divert the water before your showings begin.

Good lighting is important!  Show how bright and cozy your home can be in dreary weather.  Turn on all the lights, change bulbs if needed.   Turn up the heat and light the fireplace if you have one.  Cold, damp weather can make a home seem cold, so turn up the cozy factor.  Light candles or simmer potpourri on the stove to stave off the cold, damp smells.  Fresh flowers can also help with delightful smells and the promise of better weather.

You can always have the buyers come back on a better day to check out the yard and exterior of the house if they are very interested.
