rainy dayRainy Day Showings!  It’s a miserable day and the rain is coming down and the last thing you want to do is show a house, but showings in the rain do have some advantages.

If someone is willing to come out in the rain to look at a house, you know they are pretty serious  and very interested in the house.  They are able to see how the house operates in the rain.  Is the cellar wet?  Are the gutters clear? Does the roof leak?  Do you get drenched at the door?  This can be very helpful to a buyer.

What about the seller?  What are the advantages of showing your house in the rain?  Well, for one, the house looks very inviting and homey and that is exactly what a buyer is looking for.    Take advantage of that.  Turn on a lot of lights so the house is inviting and a drastic change from the dreary outside.  Put the heat up so the home is warm and inviting.  Open the windows a tad if you can to take away some of the stuffiness and smells.   Soft music and a warm fireplace can also add to the homey feeling.   You want them to feel at home and picture themselves living there.

A dreary, rainy day is never the best situation, but you can turn lemons into lemonade and show off your house to its advantage.

Working with buyers is usually a pleasure as they search for the perfect house, but there are many common misconceptions they cling to which can hurt a transaction.

One misconception is the thinking that they don’t really need an agent to simply make the appointment and show them a house.  They don’t realize the power of having someone on their side to explain the process, write the contract, negotiate on their behalf, and guide them through the whole process.  The seller has an agent working for them and the buyer should do the same.

Also, some buyers want to see everything on the market in their price range.  They don’t realize that many times, the first house they see may be the one.  Many buyers have looked at many houses and then gone back to the first house to put an offer in.  While it is important to look at a variety of houses, it’s a good idea to have a “must have” list, and make sure the house they want to see has many of these attributes.  It makes no sense to look at house after house which do not meet their criteria.  A drive by to check out the exterior of the house and the neighborhood is always a good idea before a showing appointment is made.

The day of the buyer’s market is gone and the seller’s market is here.  There is more competition for houses and less inventory, so the days of the lowball offer are pretty much gone.  Houses are being sold at market value and the lowball offer on a well-maintained home won’t work.  Losing a house you really want because of an extremely low offer can be very discouraging.  Multi-offers are common today and most houses, if priced right, are going quickly at or above asking price.

Another misconception a buyer may have is that they can look at houses and then get preapproved, but if they are waiting for a pre-approval from their lender they may lose the house to another offer.  It’s best to do all the work for a pre-approval ahead of time.  This way they know what they can afford and when they find their dream house, it’s just a matter of calling to get a copy of their written pre-approval to send with the offer. This can be done fairly quickly if they’ve already done all the paperwork ahead of time.  Houses are going quickly today and a buyer should be prepared to put an offer in the day of the showing or Open House.

The road to buying a new house can be pretty bumpy but having a realtor in their corner can smooth it out.

How to sell a home in the Fall:

Fall is a great season  for selling a home.  The hot, oppressive weather makes going outside more enjoyable than in the summer.  People are returning from vacation and getting into a more serious schedule and may be ready to put their home on the market.   You may have more competition in the fall, but buyers are also returning from the summer feeling and being more serious about looking for a home.

What should you do to get your house ready to sell?  Here are some tips:

Take a look at the yard.  The leaves are going to be falling and certain plants are going to start dying off as the first cold weather hits.   It’s important to rake and  keep up with the leaves. While it is ok to have some leaves for the fall feeling, huge piles of leaves and accumulations around the porch and walkways can give the home a detrimental look.   Check your flowerbeds and pull errant weeds and dead flowers to give it a maintained look.  Potted mums can go a long way to add color and a fall look to your summer flowerbeds.

Decorate for the Season

Fall is a great time to make the home feel more inviting. Halloween and Thanksgiving both offer opportunities for decorations and fall colors.  Stay away from the Halloween gore and focus on pumpkins, corn stalks, hay bales and fall flowers to add color.   Even a little touch here or there to remind buyers of the holidays can help sell your home.

Keeping your decorations in tune with the holiday  is a great idea.  It can be much easier for buyers  to see themselves and their families enjoying the holidays in their new home.

Bake goodies or have fall potpourri simmering.

Fall and winter both are great times to bake some cookies or other treats for buyers seeing the home.  This serves a dual purpose.  Buyers love treats at an open house and it makes the home smell, well like home.  Scented candles are also a great idea or homemade, spiced apple cider on the stove.

Fall is almost here.  Make sure your home is ready for the fall buyers.

The Rochester Country Fair is coming soon!  Events begin Friday, August 18th thru Sunday, August 20th at 65 Pine St. in Rochester, MA.

Friday’s Events include a Woodsman’s Competition, Cow Milking Contest, Kid’s Scavenger Hunt, Tractor Pulling, Lego Contest,  Plymouth County 4-H and Live Music by Back in the Day

Saturday brings Tractor Pulling, Children’s Events, Corn Shucking Contest, Fiddle Contest, Pie Eating Contest, Professional Wrestling and Live Music by The Responders

The Fair ends on Sunday  with Truck Pulling, Man vs. Food Challenge, Pie Bake-Off, Live Auction, Reptile Show, Parade, Cow Chip Bingo, Go Kart and Spring Races, Lawnmower Drag Races and Rochester Fire Department- Jaws of Life Demo.

Budgeting Tips for First Time Home Buyers

first time home buyersBuying a House for the first time can be nerve racking, but with better budgeting, first time home buyers can get into a house that suits their family as well as their budget.  There are many extra expenses that can go into purchasing a house that the buyer does not anticipate, but with a good real estate agent guiding them as well as their mortgage lender, they can buy a house with confidence.

Mortgage calculators are readily available online to help buyers calculate their mortgage payments including interest, insurance and taxes.  Keeping within their budget is important to avoid being house poor.  Calculating their budget now and keeping within it along with some savings for unforseen circumstances can give them a good idea of what kind of house they can afford.  Their mortgage broker can also help them with this  and have a wealth of ideas on which type of loan would suit them better.

There are some extra costs which should be factored in.                                                                 Home Inspection:  Having a home inspected by a licensed Home Inspector, while not mandatory , is critical to making sure you know everything about a house prior to owning it.  They usually cost around $500 but are well worth the money to ensure there are no costly surprises waiting around the bend.

Closing Costs:  These average around $5000.  These include all the fees associated with buying a house such as lawyer,appraiser, title and recording fees.  They should be included in the budget.  Sometimes, closing costs can be included in the offer to be paid by the seller but generally the offer must be higher to take this into account.

Monthly bills:  Monthly utility bills for the house may be different than what they are currently paying.  The realtor may be able to give a rough estimate what the monthly bills are for the house so that they can be budgeted in.

Maintenance:  Home owners know there is always maintenance to be done.  The Home Inspection will give an idea of what will need to be done in the near and distant future and can be included in the home budget.  A good idea is to set a weekly amount in a separate account to take care of home maintenance.

Purchasing a home can be exciting as well as scary,but proper preparation can make the process much smoother and keep the anxiety down and make it the exciting and satisfying experience it was meant to be.

Local High School Graduations

graduationIt’s graduation time and many area high schools held their graduation ceremonies last weekend.  Old Rochester Regional High School graduated approximately 176 students on Saturday, June 3rd. Despite cloudy skies, the rain held off and the graduation was held outside.   149 will go on to higher education and 7 have chosen the military.

Old Colony Regional Vocational Technical High School in Rochester graduated 132 students from Acushnet, Rochester, Mattapoisett, Carver, Freetown and Lakeville on Sunday, June 4th.   Superintendent Aaron Polansky and English Teacher Gina Despres both had words of wisdom for the graduates.

Fairhaven High Graduation was held on Sunday June 4th.  The graduation was also held outside due to the good weather.

Dartmouth High School  held their graduation ceremonies on Sunday June 4th also as well as Bishop Stang High School in Dartmouth.

New Bedford Vocational Technical High School  in New Bedford  will be holding their graduation today June 7th at 6 pm at the football field.

Friday, June 9th will be graduation day for Wareham High School Seniors.

Tabor Academy held an early graduation on Monday, May 29th Memorial Day at 2 pm.

Good luck to all the area graduates as they continue on to the next step in their journey we call  life.
